For office spaces or other functional areas, multi-story designs are possible with steel-structured buildings. The load-bearing capacity of each floor is adjusted according to its intended use. There are two construction methods available: one uses HI-bond sheeting, onto which traditional concrete floors are installed, while a simpler option involves the use of OSB boards.
We manufacture insulated steel buildings in various configurations:
- Single-pitch roofs.
- Gamble roofs and multi-span buildings
- Buildings with a parapet or flat roof
The minimum roof slopes range from 6° for roofs with panel coverings to 2° for flat roofs with Sika roofing systems. If different requirements are specified, a steeper slope can be applied.
Foundations
The steel structure is anchored to a concrete foundation using chemical or embedded anchors to accommodate higher pull-out forces. Typically, linear or spot concrete foundations are used, but it’s also possible to anchor directly onto a concrete slab if it is thick enough to allow for the required anchoring depth.

Due to the lighter weight of the steel structure, the foundations are generally smaller compared to concrete buildings—an advantage, especially on less load-bearing soils. Smaller foundations also reduce costs for this phase of construction. As part of the design of the steel section, we can also take over the design of concrete foundations.
Roofing
The walls of Schwarzmann insulated steel buildings are clad with thermally insulated wall panels, or, for unheated buildings, non-insulated trapezoidal sheet metal. Wall panels can be installed horizontally or vertically, and the substructure is adjusted accordingly. In both cases, fastening screws are not visible.

Roof panels are fastened exclusively with SFS screws, which prevent leaks caused by panel settling (no future tightening of screws is required). The slope of the roof primarily depends on the roofing material, with the manufacturer specifying the minimum slope to ensure proper sealing. For panel roofing, this is typically 6°, and for flat roofs with the Sika system, 2°. If different requirements are specified, the slope can be increased. A parapet can be constructed for both roofing systems, giving the building the appearance of a flat roof by concealing the internal slopes with raised wall panels.

All roof and wall joints and finishes are treated with cover trims in the color of the panels. Trims, snow guards, and gutters are made from galvanized sheet metal up to 0.8 mm thick. Standard finishes are predetermined based on internal technical guidelines.
We use only high-quality roofing materials from reputable manufacturers like Trimo, Brucha, Kingspan, ArcelorMittal, Roma, and Sika. The insulation cores in the panels are made of either polyurethane foam (PIR) or mineral wool. The Sika flat roof system uses extruded polystyrene (XPS) or mineral wool. Polyurethane foam offers superior insulation, while mineral wool, though slightly less insulating, provides better fire resistance. A variety of insulation options are available, with thicknesses of up to 200 mm.

In addition to assembling the steel structure and covering it, we also offer a range of external building fixtures. Our selection includes pedestrian doors, large industrial sectional doors, PVC or aluminum windows, glass facades, and roof domes. Additional equipment can be provided as per agreement.
