Warehouse Facility for Salus

For Salus, we delivered a new warehouse facility providing approximately 2,000 additional pallet positions. The project covered the entire process—from obtaining the building permit and preparing the full detailed design documentation to the fabrication and installation of the steel structure, façade and roof panels, and the green roof. The project was completed with successful acquisition of the occupancy permit.

The solution enabled the client to expand within their existing corporate headquarters, where spatial options were otherwise practically exhausted.

Steel hall as a solution for construction on a space-constrained site

The only possible location for the new building was an unused green area within the existing complex. All other surfaces were already occupied by existing buildings or parking areas, which required the project to be adapted to the site constraints.

The key advantage was the steel structure, which due to its lower weight compared to concrete structures allows for shallower foundations. This enabled the construction without major interventions in the existing infrastructure and ensured safe integration of the building into the site.

Client testimonial

»After completing our third joint project to expand storage capacities with Schwarzmann, we can once again confirm their reliability and professionalism.

The biggest challenge of the latest project was the demanding location with a district heating pipeline. The team fully understood all specific constraints and provided an appropriate solution that did not require any modifications to the existing infrastructure.

We are extremely satisfied with the achieved result and are already looking forward to our next collaboration, which is already in the planning phase.«

Comprehensive Project Support

The project was managed in collaboration with a local architect from Arhitekture Peternel d.o.o., with Schwarzmann ensuring all key stages of project preparation:

  • acquisition of the building permit
  • preparation of complete detailed design documentation
  • acquisition of the occupancy permit

The documentation was delivered as a fully integrated package, covering all required plans for execution.

Green Roof and Sprinkler System as Part of the Integrated Solution

To compensate for the development of the existing green area, the facility was equipped with a green roof, meeting regulatory requirements for maintaining green surfaces.

The facility also features a sprinkler fire protection system, ensuring a consistent fire safety standard across the entire complex.
